Effective Dates:  Several sections have an effective date of July 1, 2014; all others, May 14, 2013.

            This bill adopts several changes to the Condominium and Community Association Acts, covering such areas as insurance and reserve fund management.  The new language provides that an owner of two adjoining units or lots may combine the units or lots.  If a common area is taken in eminent domain, compensation is paid to the homeowner’s association.  If the common area being taken was for the use of a limited number of units, the compensation would be divided amongst the unit owners. 

S.B. 90-S2 coordinates with S.B. 64S, which affects two of the sections amended in this bill.
